Efflorescence can be described as the crystalline deposit of salts that develop when a concrete stone, stucco or other building surfaces is/are affected by water. Efflorescence is actually accompanied by a whitish or greyish tint and comprises salt deposits that are left behind after evaporation of the water. It can also take the form a powdery substance sticking to walls and floors that eventually require special care.
Efflorescence: The “Why” and “How” of it
Now the question is how does concrete efflorescence or for that matter any kind of efflorescence occur? We will explore the answers in the course of this post. Please know for a fact that there are 3 prerequisites of efflorescence. In other words, there are 3 conditions that must be present in order for efflorescence to take place:
- Moisture must be present because it is responsible for transforming salts into a soluble solution
- The presence of water-soluble salts is necessary
- Salts should be able to move through the material to the surface – only when it happens will the moisture evaporate and result in the crystallization of salts
Now, please note that the degree of efflorescence will actually differ with the varying sources including rain, water, and snow. Other factors that affect the degree of this phenomenon include groundwater wicking, condensation and a host of other interior activities. In many cases, the very foundation of concrete efflorescence is actually laid when the home is constructed. Concrete efflorescence or for that matter efflorescence on stucco and pavers happens because these surfaces end up wicking water or drawing salts to them. It has been pointed out that porous building materials can absorb water over a 6-mile span, carrying the water through the entire building just as parts of a tree carry water from the roots to the leaves. It is called capillary action. Efflorescence should be considered a very serious issue that needs immediate attention – quite simply because of the fact that it has the potential to cause substantial damage to the building.
When the water reaches the surface of building material, evaporation takes place. The salt left behind after the evaporation of the water doesn’t really stop the continuation of wicking. This leads to high salt concentration – which in turn causes osmosis.
